1. PLATINUM SERVICE CONTRACT

This service included detail scope of work:

A. HVAC SYSTEM

• • 1- Chillers

  • 1- Check lubrication and adjust equipment as required by manufacturer’s recommendation.
  • 2- Check electric wiring from the line side starter to its respective motor.
  • 3- Check refrigerant piping between two or more pieces of equipment.
  • 4- Inspect all pressure and temperature controls, thermometers, gauges, linkages, control devices and thermostats located at equipment.
  • 5- Check all safety switches and alarms for proper operation.
  • 6- Check operation of chiller unit
  • 7- Test all electrical connections

 

2- Chilled Water Pumps

• • 1- Clean the motor and pump.
  • 2- Check pressure switch for proper operation.
  • 3- Check mechanical seals for leaks.
  • 4- Check and lubricate motor bearings.

 

3- Chilled Water Lines

• • 1- Check for leaks and rectify as required.
  • 2- Check for damaged insulation and cladding and rectify as required
  • 3- Check isolation valves and lubricate the stem.
  • 4- Clean the strainers
  • 5- Chemical Dosing Pump

 

5- HVAC System Control Panels

• • 1. Check status of control panels (Chilled Water Pumps DDC Panels) and rectify faults as required.
  • 2. Check control panel and clean
  • 3. Check for burnt out fuse and replace.
  • 4. Check the control system for correct sequence of operation.
  • 5. Check connections on terminals and re-tighten as required.
  • 6. Check security of all wiring.

 

6- Air handling Unit / Fan coil Unit / Split unit / fresh and exhaust fans

• • 1. Check unit for unusual noise and vibration.
  • 2. Drain and clean condensate pan.
  • 3. Lubricate, greasing motor and blower bearings.
  • 4. Clean coil with vacuum, water pressure, brushing.
  • 5. Check electrical connections.
  • 6. Remove, clean, adjust and install evaporative pads.
  • 7. Start unit and check for proper operation.
  • 8. Check unit bypass valve proper work.
  • 9. Inspect motor drives
  • 10. Adjust/replace drive belts
  • 11. Clean /replace filters (quarterly)
  • 12. Inspect valves and connections

 

B. PLUMPING SYSTEM

• • 1. Inspections and maintenance on piping systems
  • 2. Inspections and maintenance on sewer main and building sanitary sewer system
  • 3. Check for leaks on domestic water meters and mains.
  • 4. Inspections and maintenance on water heaters and coolers.
  • 5. Check and clean all the drain points and traps
  • 6. Repair any minor leak or system block

 

C. ELECTRICAL SYSTEM

• 1. Visual check exterior light fixtures, covers and lens
• 2. Visual check and thermal scanning for distribution panel (DB.SMDB.MCC)
• 3. Check of bus bar connection.
• 4. Check of cable connection terminals.
• 5. Cleaning of the modules.
• 6. Check of the electrical components.
• 7. Check of contact system.
• 8. Electrical function test

 

 

2. GOLD SERVICE CONTRACT

This service included detail scope of work:

A. HVAC SYSTEM

• • DX Package units / DX Fan coil Unit / Split unit / fresh and exhaust fans

  • 1. Check unit for unusual noise and vibration.
  • 2. Drain and clean condensate pan.
  • 3. Lubricate, greasing motor and blower bearings.
  • 4. Clean coil with vacuum, water pressure, brushing.
  • 5. Check electrical connections.
  • 6. Remove, clean, adjust and install evaporative pads.
  • 7. Start unit and check for proper operation.
  • 8. Check unit bypass valve proper work.
